The powerful Almogim real estate company controlled by Mario Zozel and Ami Bar Mashiach (about 76%) and managed by Michal Gor, concludes the year 2021 with a record in unit sales for 2021.

In the last decade, Israel has been flooded with urban renewal projects throughout its length and breadth. Anyone who follows what is happening in the field of urban renewal cannot ignore the fact that more and more residential complexes in the Tel Aviv metropolis are joining together and promoting extensive projects in the field.

Almogim, one of the oldest and strongest residential real estate companies in Israel, was founded by Ami Bar Mashiach and Mario Zozel, graduates of the Technion and who have over 36 years of experience in the real estate market. The company, which is traded on the Tel Aviv Stock Exchange and engages in the construction and development of neighborhoods since Since 1986, it has initiated and built approximately 4,500 housing units and tens of thousands of square meters of profitable properties in Israel. Almogim is currently involved in projects with a total scope of about 4,500 units in various stages of execution and planning.

Almogim, which entered the field of urban renewal about three years ago, established a dedicated arm specializing in large construction evacuation complexes in the Tel Aviv metropolis. The fact that the company has a long-standing reputation and is active both as an entrepreneur and as a general contractor helps it promote large-scale projects in attractive areas. As of today, the company owns About 2,500 units and it is active mainly in the heart of the demand areas, namely, Tel Aviv and also in the second ring of Gush Dan in cities such as Yavne, Netanya and Haifa.

According to Noy Dotan, Vice President of Business Development and Urban Renewal at Almogam “If we look at the broad picture that also takes into account the existing housing supply that does not catch up with the demand, the scarcity of land in the heart of the demand areas on the one hand, and the population growth on the other – it is clear to everyone that urban renewal is a necessity. Although this field is undergoing a revolution and gaining momentum, it is still surrounded by uncertainty.”

“The development of Almogam’s urban renewal arm goes hand in hand with the changing reality in the field, with evacuation-construction projects in the Tel Aviv metropolitan area occupying an ever-increasing share of our project portfolio,” emphasizes Dotan. Clearance-construction, and accordingly the community and urban needs become a holistic and critical component in every new complex that is built. It is important to understand, urban renewal is not another construction project, it is an industry that requires expertise, experience, patience and great creativity from those involved in it.”

Partnership with tenants

Almogim recently won a large-scale project in the heart of Tel Aviv in collaboration with the Abrahami company located on Teko St., in the Neve Eliezer neighborhood in East Tel Aviv. The project – TOMORROW – is expected to include four residential buildings of approximately 8 floors and another residential building of 23 floors and a total of 315 Housing units and about 350 square meters of commercial space

Almogim, which has been making its mark on the construction landscape in Israel for decades, has full control over all stages of the process. “The entire project, starting with the relationship with the apartment owners, through the planning and licensing procedures, and up to the execution works, is conducted under one roof with us without the help of subcontractors and intermediaries,” explains Dotan. “In this way, the company has continuous control and supervision, which ensures adherence to the project goals, schedules and budget. Which is especially important in urban renewal processes that take a long time.”

“In projects such as TOMORROW, as in all of our projects, we consider the tenants to be more than just customers, partners in the journey, and therefore we invest a lot of effort in preserving and participating the apartment owners in this important and long process called urban renewal, in general and building clearance, in particular,” Dotan points out, “as part of this, We have established an entire system in the company that specializes in interacting with the tenants, in order to provide a comprehensive and complete answer to the apartment owners. We try to understand the needs and concerns, and give them creative solutions through a community relations manager who is in regular contact with the tenants, makes sure to issue regular updates and be attentive to everyone. At the same time, we We manage the relationship on the technological level through an advanced information management system, which includes all the information for the apartment owners, from the signed contracts to updates regarding the progress of the project from a statutory point of view. We always think one step ahead and look for ways to improve and improve the relationship with the most important party in this complex process After all, they are the owners of the apartments.

Another large evacuation-construction project that the company is promoting in Gush Dan on HaShef St. in Yavne. As part of the project Almogam will demolish 64 units spanning 3 buildings with 4 floors on columns and build in their place 3 new buildings totaling 273 units and 1,000 square meters of commercial space. The apartment owners will receive new apartments with an additional MMAD and a sun terrace with an area of about 12 square meters. The new apartment that will be received will have an innovative design starting from a designed lobby to high technical specifications, elevators and underground parking. The project is before the granting of permits and its marketing is expected this year.

“An effective urban renewal process requires a balance between the three parties involved in it – apartment owners, entrepreneurs and authorities”, concludes Dotan. “Therefore it is very important that all the parties work in cooperation and dialogue, and together contribute to the effort to increase the number of urban renewal projects in Israel, in general and in the Tel Aviv metropolis, in particular.”
